Amended Construction Documents

The International Building Code, Sections 107.4 and 106.4, provide direction regarding amended construction documents. All construction phase work will conform to these code-approved documents unless modified by either Deferred Submittals (IBC 107.3.4.1) or Amended Construction Documents (IBC 107.4).

The following items prescribes the protocol amend the code-approved construction documents.

  1. Deferred Submittals: A comprehensive list of deferred submittals is to be included in the original code-approved construction documents submitted by the design professional in responsible charge. Documents for deferred submittal items shall be submitted to the design professional in responsible charge who shall review and stamp them as having found to be in general conformance to the design of the building. These stamped deferred submittals are then forwarded to the building official for code review and approval. The deferred submittal items shall not be installed until the design and submittal documents have been approved by the building official.
  1. Amended Construction Documents: All changes to the code-approved construction documents shall be considered amended construction documents. As such, whether the changes occur as a result of an Architectural Special Instructions (ASI), Construction Change Directive (CCD), Change Order (CO), or by another method, drawings and specifications effected by the change must be submitted to the building official for review and approval before the required Inspections (IBC 110) can occur.
  1. Documentation of Amended Construction Documents: All changes effected to the initial code-approved construction documents must be approved by the building official. Copies of the code-approved changes must be retained either electronically or as a field set of drawings and specifications on the project site accessible for Inspection (IBC 110) purposes.
