Closing out construction projects at the University is an important step to make sure the project is completed and final payment made. The contractor should refer to the closeout requirements of the construction contract, as found in the General Conditions of the contract.
The close out process should begin before the Substantial Completion inspection. The contractor should make sure the as-built drawings are delivered to the consultant, so that record drawings can be completed. Test and balance reports are also required at the time of Substantial Completion inspection. All warranties and Operations and Maintenance (O&M) manuals should be assembled and delivered to the consultant for review and acceptance. Training on the maintenance and operation of the building equipment should be completed.
Final payment will not be made until the Conditions for Final Payment are met, as outlined in the General Conditions of the Contract.
